How often should a Florida home be pressure washed?
Most homes in Northeast Florida need a full exterior wash every 12 to 18 months, roughly twice as often as homes in drier states. Humidity, rainfall and a long warm season let algae grow year round. What is the difference between soft washing and pressure washing?
Pressure washing uses high-pressure water on hard surfaces like concrete, brick and pavers. Soft washing uses low pressure and a cleaning solution to kill algae at the root on delicate surfaces like roof shingles, vinyl siding and stucco. Using high pressure on a soft surface forces water behind it or strips its protective layer. Read the full guide.
Is pressure washing safe for a shingle roof?
No. Asphalt shingles are protected by mineral granules bonded to the surface, and high pressure strips them, taking years off the roof and usually voiding the manufacturer warranty. Roofs should always be soft washed instead. Read the full guide.
What does pressure washing cost in St. Johns County?
Most homes fall between $250 and $600 for a full exterior house wash, with driveways commonly $150 to $350. Roof soft washing is quoted separately. Price is driven by square footage, how heavy the growth is, and water access. Read the full guide.
Do I need to be home during the appointment?
No, as long as we have access to an outdoor water spigot and any gate codes in advance. Most of our customers are at work while we are there. Read the full guide.
Will pressure washing damage my paint or siding?
It can, if the wrong method is used. High pressure strips paint and forces water behind vinyl panels. Painted surfaces, vinyl, stucco and wood should all be soft washed at low pressure instead, which is safe on essentially every residential exterior. Read the full guide.
