Window Cleaning in Florida: How Often and What Actually Causes the Haze
Most Florida homes need windows cleaned two to three times a year, more near the coast or where sprinklers hit the glass. The haze is rarely ordinary dirt. It is usually mineral deposit from hard water, pollen bonded by humidity, or salt near the coast. Left long enough, hard water etches the glass permanently, at which point cleaning no longer restores it.
What the haze actually is
Three things account for nearly all of it here, and none of them is dust.
Hard water. Irrigation spray hitting the glass dries and leaves the minerals behind. Repeated over months, those deposits bond, and eventually they etch. This is the one that becomes permanent.
Pollen. Florida pollen seasons are heavy and long, and humidity makes it stick rather than blow off. It also feeds mildew in the frames and tracks.
Salt, within a couple of miles of the coast. It attracts moisture, keeps glass damp, and hazes it in the same etching way hard water does.
Why sprinklers are the main culprit
More windows are ruined by irrigation than by weather. A head that clips the bottom of a window every morning is depositing minerals daily.
The giveaway is the pattern: a cloudy band across the lower third of the glass with the top still clear, often matched by orange staining on the wall beneath.
Adjusting the head costs nothing and prevents the problem entirely. It is worth walking the garden while the system runs to see what is actually being hit. That same water is behind the rust staining you may already have on the concrete.
A sensible schedule
Two to three times a year for most homes.
Three to four times near the coast, or where sprinklers reach the glass.
After pollen season regardless, since that is when it bonds hardest.
Frames and tracks matter as much as the glass. Mildew in the track is what eventually stops a window sliding properly, and it is invisible until you look.

Frequently asked questions
Can etched glass be restored?
Light mineral bonding can often be removed with the right treatment. Once the glass surface itself is etched, no. That is why frequency matters more than intensity.
Do you clean inside as well as out?
Exterior is the standard service, since that is where the Florida-specific problems are. Ask when booking if you want interiors included.
What about screens?
Screens hold pollen and darken well before the glass looks bad. They are cleaned at very low pressure, and we usually do them at the same time.
