Fall and Winter Exterior Checklist for Florida Homes
Late autumn and winter are the best months to wash a Florida home, because growth slows in cooler weather and a wash done in November or February holds noticeably longer than the same wash in June. The priorities are gutters after the leaf drop, a full house and roof wash while conditions are mild, and clearing anything holding damp against the structure before the next warm season.
Why the timing works in your favour
Algae is temperature driven as much as moisture driven. It grows fastest through the hot months, which means a wash done in June faces the worst of the year immediately.
A wash done in late autumn faces the mildest stretch first. The same work buys you meaningfully more clean time, at no extra cost.
It is also the quieter half of the year for scheduling, so you get more choice of dates. Booking January for a spring finish is the single easiest thing a homeowner can do.
The checklist
Gutters. Clear them after the main leaf drop. Florida trees shed year round, but autumn is still the heaviest stretch.
Roof. Soft wash if you can see streaking. Cooler weather means longer dwell time works in your favour.
House wash. Full exterior, paying attention to north-facing walls.
Driveway and walkways. Particularly anywhere that has gone slippery.
Screen enclosure and pool deck. These hold damp longest.
Fencing and decking. Low pressure only, and clean before any stain.
None of that is urgent in the way a burst pipe is urgent, which is exactly why it slides. Doing it as one visit in the cool months is the efficient version.
What to check while you are at it
Washing tends to reveal things that growth was hiding. Soft fascia boards behind gutters, gaps in flashing, failing paint edges, cracked mortar.

Is it too cold to pressure wash in a Florida winter?
Almost never. Our winters stay well above the point where it becomes a problem. The rare exception is a hard freeze, and we simply reschedule those days.
Should I wait until spring instead?
Spring is the popular choice and the less effective one. Washing before the growing season rather than after it is what buys you the extra months.
What if I only do one thing?
Gutters. A blocked gutter in a Florida downpour sends water down the fascia and against the foundation, and that is the failure that gets expensive.
