Pressure Washing in World Golf Village and St. Augustine
Homes in World Golf Village and inland St. Augustine follow the standard Northeast Florida schedule of a full wash every 12 to 18 months. Properties closer to the Intracoastal or the coast need it more often, closer to every 6 to 12 months, because salt in the air holds moisture against surfaces and corrodes metal fixtures, screen frames and light fittings faster than inland homes ever see.
Two different environments in one area
Greater St. Augustine covers a lot of ground, and the difference between an inland lot and one near the water is bigger than most homeowners expect.
Inland, including most of World Golf Village, the problem is ordinary Florida algae: humidity, shade and rain. The standard annual-to-18-month schedule works well.
Nearer the Intracoastal and the coast, salt is added to that. Salt is hygroscopic, so it pulls moisture from the air and keeps surfaces damp between rain, and it corrodes metal. That shifts the sensible interval down considerably.
What tends to need attention here
Paver driveways and pool decks, which are common throughout World Golf Village and hold growth in the joints where it is hard to see until it is established.
Screen enclosures, which go first everywhere in Florida and faster still near water.

Historic and older properties
St. Augustine has a lot of genuinely old building stock, and older mortar, coquina and aged stucco will not take pressure that modern surfaces shrug off.
Anything with soft or aged mortar needs low pressure and a solution rather than force, because a pressure tip will wash the joints straight out.
