Cleaning Wood Decks and Fences Without Damaging Them
Wood should be cleaned at low pressure with a cleaning solution, never with a standard pressure-washing tip. High pressure raises the grain, leaves permanent wand marks, and erodes the soft summer wood between the harder growth rings, giving the surface a furry, uneven texture that never recovers. Properly cleaned Florida wood needs attention roughly every 12 to 18 months, and should be dry before any stain or sealant.
What high pressure does to wood
Wood is not uniform. Each growth ring pairs a hard band with a softer one, and a pressure washer removes the soft band faster than the hard one.
The result is the raised, fibrous surface you see on decks that have been aggressively cleaned. It feels rough underfoot, it holds dirt more readily than it did before, and it takes stain unevenly forever after.
Wand marks are the other giveaway. Holding a tip too close for even a moment leaves a line, and once the fibres are torn there is no cleaning that removes it. Sanding is the only fix, which on a fence is impractical.
The right method
Low pressure, a wood-appropriate cleaning solution, adequate dwell time, and a rinse that follows the grain rather than cutting across it.
The solution does the work. It lifts the greying, kills mildew in the grain, and brings back the colour underneath, which is what people actually want when they ask for a deck to be cleaned.
Fences need the same treatment and rarely get it, because a fence is long and the temptation to speed up with pressure is strong. A fence cleaned properly looks like new wood. A fence blasted looks clean for a month and rough forever.
Cleaning before staining or sealing
Always clean first, and let the wood dry fully. Sealing over mildew traps it, and it will keep growing underneath the finish where nothing can reach it.
Drying time in Florida is longer than people expect, particularly for a deck in shade. Two to three dry days is a reasonable minimum before a finish goes on.

Will cleaning strip an existing stain?
