What those black streaks actually are
The dark streaks running down Florida roofs are not dirt, soot or staining from rain. They are a blue green algae called gloeocapsa magma. It feeds on the limestone filler used in asphalt shingles, and it spreads by airborne spores, which is why once one house on a street has it, the neighbours tend to follow.
Left alone it holds moisture against the shingle surface and gradually degrades it. So this is worth addressing, not just for how it looks.
The warranty problem
Asphalt shingles are protected by a layer of ceramic coated granules. Those granules are what shield the asphalt underneath from ultraviolet light. Lose them and the shingle ages fast.
High pressure blasts those granules off. You often cannot see the damage from the ground, but you can see it in the gutters afterwards as a gritty black sediment. That is your roof.
Shingle manufacturers are consistent on this point: pressure washing an asphalt shingle roof is not an approved cleaning method, and damage caused by it is generally not covered under the limited warranty. If a contractor pressure washes your roof, you may be left with both an aged roof and no warranty recourse.

What soft washing is
soft washing does the work with chemistry rather than force. A cleaning solution is applied at roughly garden hose pressure, given time to kill the algae and the spores at the root, then gently rinsed. Nothing scrubs, nothing blasts, and the granules stay where they belong.
Because it kills the organism rather than just knocking off the visible layer, the results also last considerably longer than a pressure clean would.
What a proper roof soft wash includes

- A cleaning solution mixed for the roof material, not a one size fits all mix
- Enough dwell time for the solution to work rather than an immediate rinse
- A low pressure rinse that does not disturb granules

Metal roofs have coatings that the wrong chemical will dull. Each material needs a different approach, which is another reason a company that treats every roof the same is a risk.

In Northeast Florida, most asphalt roofs benefit from cleaning every two to four years, depending on tree cover and how much shade the roof gets. Heavily shaded roofs on the north side of a lot regrow faster. Roofs in full sun can go longer.
