
Dirty or Oxidized? Why Washing Will Not Fix Chalky Vinyl Siding
Here is a test. Run a finger down the sunniest wall of your house and look at it. If it comes away with a white or pale powder on it, your siding is oxidized. No wash will fix that, and anyone who tells you otherwise is about to take your money.
What oxidation is
Vinyl siding has UV stabilisers in it. In Florida sun they eventually give out, and the surface of the plastic breaks down into a fine chalk. The siding is not dirty. It is weathering, and the chalk is the material itself.
It shows up first on the south and west walls, because those take the most sun. A house where one wall looks washed out and the others look fine is almost always oxidation, not uneven cleaning.
Telling them apart
- Chalk on your finger is oxidation. Dirt does not transfer as dry powder.
- Green or black patches, usually on the shaded sides, are organic growth. That washes off.
- Dark streaks running down from gutters or vents are staining. That washes off.
- Even, overall fading on the sunny side is oxidation.
Most Florida houses have some of both. A wash will fix one and not the other, and the result can look odd if nobody warned you first.
What a wash will and will not do
A soft wash removes the growth and the staining, and it will take some surface chalk with it, so the wall does look better immediately. What it cannot do is restore the color, because the pigment at the surface has broken down.
Worse, aggressive cleaning on badly oxidized siding can make it look blotchy, because you remove chalk unevenly and expose variation underneath.
Your options when it is oxidized
- Live with it. Wash it for the growth, accept the fade. Cheapest, and fine for a lot of houses.
- Paint it. Vinyl can be painted with the right product and preparation, and the prep includes removing the chalk properly. Done badly it peels.
- Replace it. The right answer if the siding is also brittle, cracked at the nail hems, or forty years old.
